Home Selling Workshop!

Monday Market Minute

Each week, I give you the Southern Maryland Market News you need, want, and couldn’t possibly live without!

Week of 8/24/2020 – 8/30/2020

Home availability continues to dwindle. Jump into the back end of the MLS with me to see live stats and discuss the current real estate market conditions in Southern Maryland.

Also get a sneak peek into this Thursdays live topic!

Mentioned in today’s market update episode, were these two blog posts that I highly recommend checking out!If you are considering a home sale (Maybe on the fence?): https://christinawolfrum.com/2020/08/27/onthefence/

If you are considering a sale or purchase, you must understand the multiple offer situation. Learn more here: https://christinawolfrum.com/2020/06/11/multipleoffers/

Week of 8/9/2020 – 8/16/2020

This week the story is the inventory crisis. We are no longer experiencing a shortage, this is an inventory crisis. Watch to learn more. If you are a homeowner, you have a very unique opportunity to not only win big in the market but to also play a role in helping to stabilize it.

Week of 7/13/2020 – 7/19/2020

The Maryland Association of Realtors has published the stats from June 2020 and they are shocking!

Housing statistics published by the Maryland Association of REALTORS then shared and discussed by Christina Porter Wolfrum.

Week of 7/5/2020 – 7/12/2020

This week’s summary:

According to Inman, bidding wars intensify as the average 30 year fixed rate mortgage fell to 3.03% and the number of homes for sale was down 21.3 percent year over year, making it the lowest inventory since 2012, nationally.

My take on this info and the stats discussed in the video below:

Prices are holding strong, inventory is slowly increasing and the number of homes that are under contract is going up proportionately which tells me that the supply is feeding the demand 1 to 1.  For every house that goes on the market there is 1 or more than 1 buyer ready to buy it.

Week of 6/8/2020 – 6/15/2020

Week of 6/1/2020 – 6/7/2020

Week of 5/24/2020 – 5/31/2020

Week of 5/17/2020 – 5/24/2020

In this weeks episode I discuss:

Harris Poll report on USNews, – Urban dwellers moving to more suburban & rural areas & what this means for us in Southern Maryland.

My top 3 most requested locations for market info are Mechanicsville, Leonardtown, and California.

Watch the video for this weeks stats!

If you’d like to hear more about another location, drop it in the comments on FB or send me a message and I’ll be sure to add it to my report!

*Data pulled from BrightMLS. While I strive for accurate data, I’m human so it may not be perfect. (although I think it is!)

Did you know that according to Inman, the latest in-demand apartment feature is a Peloton Room?

I’m curious, if you could have any feature you wanted in your home, what would that be?  Watch the video to find out what my “one thing” would be!

Don’t forget to tune in Thursday at 2pm for my weekly hot topic discussion. This week I’ll be walking through the step by step process of listing and selling your home with new digital processes and Covid safety procedures.

See you back here next Monday for the weekly edition of Monday Morning Market Minute.  Have a great week!

Shane

Christina is a wonderful agent and possesses all the necessary qualities of someone you want on your side for the big day. She comes prepared to each viewing and takes the time to learn her clients needs. This all occurs while she manages a household of 4 at home and attends  to her clients every need. Some of her flagship attributes are: patience, confidence, and most importantly, her an incredible sense of humor. I can't tell you how many times my wife and I laughed while viewing a home or talking with Christina on the phone. There were times I forgot we hired her as our agent because the relationship grew quickly from strictly business to more personal interactions. One of my favorite attributes above is her confidence. As a buyer, I wanted to know that before I placed an offer on a home, it was valued correctly. Christina was honest always. If I thought a house was overpriced and she disagreed, she told me - and vice versa. No passiveness or beating around the bush - concise and frank. Thank you Christina - if we ever decide to move from this home, you know we'll call you to be our agent.
