There really is no bad time to sell your home in Southern Maryland. The key to success in any market is understanding who is in the market at that time and WHY. Understanding this can help you to carefully craft your approach, marketing efforts, and negotiation style. Let’s take a look at what to expect in each season.
Spring

Oh Spring! Flowers are in bloom, the grass is green, and there’s a breeze floating through the trees. Buyer’s have the buying fever and you can’t deny that your home looks it’s best in the Spring. But, there are also more homes on the market which means more competition. The pros and cons usually balance themselves out. Spring is a great time to sell!
Summer

Fun in the SUN! You may compete with outdoor parties, vacations, and other summer fun… BUT your home looks great and many buyers are trying to beat the fall and winter months. With the end of summer comes school and chilling weather. You will have a larger pool of potential home buyers if you decide to sell in the summer. Oh yea! Longer days can also mean that you can fit in more showings and people have an easier time coordinating with work schedules.
Fall

The summer rush is over and the buyers that are left are those that don’t just want to be here, they likely NEED to be here. They may be trying to lock a great rate, moving for a job, or nearing the end of their lease. Spring and summer buyers usually WANT to be in the market while Fall and Winter buyers often NEED to be. Most Fall buyers want to move in before the holidays. Motivated buyers mean that you’re likely to find a great buyer for your home.
Winter

In the winter, there are generally fewer homes on the market which means less competition! There are also fewer buyers, but those who are out and about are serious! If they are willing to bundle up and house hunt in the cold and maybe even snowy, icy weather – they mean business!
Whatever season you choose to sell in, it’s a good time if you understand the market and what the season means for you.
