1 VA (Veterans Affairs) – A VA Loan is a great choice for anyone that qualifies. You’ll need to have VA eligibility for this one but it offers a Zero Down option which is really nice! With this option, it’s possible to buy a house with less than $1000 out of pocket!

2 Conventional – Probably the most common, a conventional loan offers several down payment options as low as 3%. This is a great loan for someone that wants instant equity and can put down some money to make that happen.
3 USDA (Rural Development Loan) – This is a commonly used loan type for First Time Home Buyers (not limited to only 1st time though so don’t shy away if you’ve purchased a home previously!), or that wish to have NO down payment. This is a zero down option but it does have an income CAP & some location restrictions since it is a rural development loan. (Most areas in SOMD are ok but double check with me regarding the area that you wish to purchase in just to be sure.) More heavily populated areas don’t qualify.
4 FHA – This option is used a bit less but offers a down payment as low as 3.5% and has the most flexible minimum requirements.
